This website is owned and operated by Christus Ventures LLP, a limited liability partnership incorporated under the Limited Liability Partnership Act, 2008, having its registered office at PID No.68, 299,612/1, D1 Unit 02 Attic Space Lotus 80 Feet Road, 4th Block Koramangala Bangalore, Karnataka, India - 560034. By using our website, you are agreeing to comply with and be bound by the following terms, conditions and policies laid out by the Company ("Terms of Use").

Please review the following Terms of Use carefully. If you do not agree to these terms, you should not use the website, access or list any properties, or submit any enquiries or information through this Platform.

1. DEFINITIONS

“Broker”
means a registered user authorised to list properties on behalf of others.
“We”, “us”, or “our”
means Christus Ventures LLP.
“Leads”
means the contact information and enquiry details of potential tenants, buyers, or users of the Platform who have expressed interest in a property listed on the Platform, whether through direct submission, enquiry forms, or other means facilitated by the Platform.
“Non-retail Tenants”
means a tenant using the premises for office or administrative purposes and not for retail activities.
“Platform”
means the RentoSmart website (www.rentosmart.com) and related services.
“Property Owner”
means a registered user who lists their own property.
“Retail Tenants”
means a tenant using the premises for retail or consumer-facing activities and not for office purposes.
“Tenants”
are persons who browse or submit enquiries without registering.
“User” or “you”
includes Brokers, builders, coworking/managed space operators, individual Property Owners, Tenants and persons who browse or submit enquiries.
“Services”
means the property listing and lead generation services provided on the Platform.

2. ACCEPTANCE AND MODIFICATION OF TERMS

By using the Platform, you agree to be bound by these Terms of Use and to comply with all applicable laws, including the Information Technology Act, 2000, the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, and the Digital Personal Data Protection Act, 2023 (DPDP Act).

RentoSmart may modify these Terms of Use at any time by posting the updated version on the Platform. Your continued use of the Platform after any such modification constitutes your acceptance of the revised Terms of Use.

3. ELIGIBILITY AND ACCOUNT REGISTRATION

Only brokers, builders, coworking or managed space operators, and individual property owners who intend to list their commercial property either for office space, or retail space are eligible to create accounts and list properties on the Platform. Furthermore, the person requesting for the listing has obtained necessary authorization from the property owner, to permit such a visit.

Tenants may browse property listings and submit enquiries.

5. NATURE OF SERVICES

RentoSmart is an online property listing and lead generation platform that enables eligible Users to publish property listings and allows prospective Tenants to browse and submit enquiries.

RentoSmart does not verify the ownership, title, legality, authenticity, or condition of any property listed on the Platform.

User acknowledges that the property specifications and details of the commercials are captured on an as received basis by RentoSmart and that the same is subject to change at the discretion of the property owner and subject to mutual discussions. Furthermore, it is clarified that RentoSmart has not personally visited or authenticated these properties, and Users are required to independently conduct due diligence and verify records before proceeding with the property transaction.

RentoSmart does not guarantee the closure of any properties and is subject to prevailing market dynamics, and the negotiations between the parties.

Any eligible User may create a property listing on the Platform. However, the visibility, prioritization, and manner of displaying such listings, will be determined exclusively by RentoSmart at its sole discretion. All property inspections facilitated through the Platform shall be routed only through RentoSmart and not directly between Users.

RentoSmart does not collect rent, deposits, or execute lease agreements on behalf of Users.

RentoSmart operates solely as an intermediary under the Information Technology Act, 2000, and its role is limited to facilitating the display of property listings and the generation of leads.

The pictures are only for representational purpose and may differ from the actual nature and state of property.

6. USER OBLIGATIONS AND PROHIBITED ACTIVITIES

  1. You shall not:
    • Post false, inaccurate, misleading, or fraudulent property listings or information;
    • Upload or transmit any defamatory, obscene, offensive, or otherwise unlawful content;
    • Infringe or violate any third-party intellectual property or proprietary rights;
    • Use automated tools, bots, scrapers, or any other means to extract data from the Platform; or
    • Interfere with, disrupt, or attempt to compromise the security or integrity of the Platform.

If We become aware of, or is notified about, any unlawful, infringing, or prohibited content, We shall remove or disable access to such content in accordance with applicable law including but not limited to the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, and reserve the rights to report such violations to appropriate authorities.

7. LISTINGS AND CONTENT

By submitting listings on the Platform, you represent and warrant that you have all necessary rights to do so. You grant RentoSmart a non-exclusive, royalty-free, worldwide license to use, reproduce, and display your listings on the Platform. RentoSmart reserves the right, at its sole discretion, to remove, modify, or reject any listing at any time.

8. LEAD MANAGEMENT

Leads generated through the Platform are not shared directly with Brokers or Property Owners. Access to Leads is restricted to authorized RentoSmart employees, who may contact Leads solely for purposes related to the Platform’s Services.

9. BROKERAGE AND COMMERCIAL TERMS

All brokerage charges and payment terms shall be determined on a case-by-case basis and will be communicated and confirmed in writing by RentoSmart.

10. PLATFORM AVAILABILITY AND MAINTENANCE

RentoSmart does not warrant or guarantee uninterrupted or continuous access to the Platform. The Platform and related Services may be temporarily unavailable due to maintenance, upgrades, technical failures, internet or network disruptions, or other circumstances beyond RentoSmart’s control, including third-party service provider issues.

RentoSmart shall not be liable for any downtime, interruptions, delays, or loss of data, whether direct, indirect, incidental, consequential, or punitive, arising from the use of, or inability to access, the Platform. Users acknowledge and agree that access to the Platform may be restricted, delayed, or unavailable at times, and RentoSmart expressly disclaims any liability for such events.

11. INTELLECTUAL PROPERTY

All content, software, designs, trademarks, and other materials on the Platform are the exclusive property of Christus Ventures LLP or the respective owners. Users are strictly prohibited from copying, reproducing, modifying, reverse-engineering, decompiling, extracting data, or using any part of the Platform for commercial purposes without the prior written consent of Christus Ventures LLP.

12. PRIVACY AND DATA PROTECTION

By accessing or using the Platform, you agree to comply with and be bound by our Privacy Policy, which governs the collection, use, and processing of your personal information. You are required to read and adhere to the Privacy Policy at all times while using the Platform.

By using the Platform, you acknowledge and agree that RentoSmart acts as a Data Processor, processing personal data on behalf of property owners, brokers, and other users in accordance with applicable data protection laws. The collection, use, and handling of personal data is governed by our Privacy Policy, which forms an integral part of these Terms of Use.

13. THIRD PARTY CONTENT AND LINKS

RentoSmart is not responsible for the content, accuracy, or practices of any third-party websites or resources linked to or from the Platform. Inclusion of such links does not imply endorsement by RentoSmart, and users access any third-party content at their own risk.

The Platform is provided on an “as-is” and “as-available” basis. RentoSmart makes no representations or warranties, express or implied, regarding the accuracy, completeness, reliability, or suitability of any listings, content, or services provided through the Platform. Users acknowledge that reliance on such information is at their own risk.

16. LIMITATION OF LIABILITY

To the fullest extent permitted by law, RentoSmart shall not be liable for any indirect, incidental, consequential, special, or punitive damages, including but not limited to loss of profits, revenue, data, or business opportunities, arising out of or in connection with your use of, or inability to access, the Platform or any services provided through it. The gross and aggregate liability of RentoSmart under any circumstances shall not exceed Rs. 1000/- (Rupees One Thousand Only).

17. INDEMNITY

You agree to indemnify, defend, and hold harmless Christus Ventures LLP, its affiliates, officers, directors, employees, and agents from and against any and all losses, liabilities, damages, costs, or claims, including reasonable legal fees, arising out of or in connection with your use of the Platform, your violation of these Terms, or your infringement of any rights of a third party.

18. SUSPENSION AND TERMINATION

RentoSmart reserves the right, at its sole discretion, to suspend, restrict, or terminate your account, and/or access to the Platform, for any reason including, but not limited to, violations of these Terms, submission of unlawful or harmful content, fraudulent or unauthorized activity, or prolonged inactivity. Users acknowledge that RentoSmart may take such action without prior notice, and shall not be liable for any consequences arising from such suspension or termination.

19. GOVERNING LAW AND DISPUTE RESOLUTION

This Agreement shall be governed by and construed in accordance with the laws of India. Any dispute, controversy, or claim arising out of or in connection with this Agreement shall be subject to the exclusive jurisdiction of the courts of Bangalore.

20. GRIEVANCE REDRESSAL

In accordance with the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, RentoSmart has appointed a Grievance Officer. Users may submit complaints relating to any content, listing, or usage of the Platform by emailing the Grievance Officer at grievance@rentosmart.com. The Grievance Officer shall acknowledge complaints within twenty-four (24) hours and resolve them within fifteen (15) days of receipt, in accordance with applicable law.

21. NOTICES AND COMMUNICATION

Notices shall be sent to your registered email and shall be deemed delivered when sent.

22. BINDING

By accessing or using the Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms of Use, the Privacy Policy, and any other policies, rules, or guidelines posted by RentoSmart on the Platform. These Terms constitute a legally binding agreement between you and Christus Ventures LLP, governing your use of the Platform and services. If you do not agree to be bound by these Terms, you must immediately cease use of the Platform.
